Ready, Willing and Able!

This year, Easter fell on April 1st.  Returning back to the office on Monday found a full plate of Buyers searching for homes to purchase!  What are the three rules for a highly qualified Buyer?   Ready, Willing and Able!

Are you READY?  
Timing is everything.  People make moves everyday due to job transfers, retirement, getting closer to family, downsizing, cost of living, and an array of other reasons.  Is your family ready to make a MOVE?

Are you WILLING?  
My career has led me to believe that willingness comes from motivation.  As I go from Buyers to Sellers, the one circumstance I try to discover about them is how motivated they are to either submit an offer-- or to accept an offer.  When the motivation is not there, it's like pushing a donkey- nothing budges.  

Are you ABLE?
By that I mean, do you currently have a house to sell?  Did you just start a new business?  Are you looking in the correct price range? Have you been qualified by a professional Lender?  In other words, are there any obstacles that would keep you from buying that house if it became available TODAY?   

Many prospects searching for a new home begin their search early.  Unfortunately for Sellers, every person who walks through the door has required a tremendous effort by a Seller to clean and polish their home to be "show ready".  The disappointment is in when the buyer is only out looking and still one or two years from being ready to actually purchase a home.  In other words, they are NOT ready, willing or able.  We, as agents, will never actually know until we ask the right questions and have a preliminary conference with each and every buyer prior to showing them properties.  An experienced agent knows this and adheres to this rule.

Right-Sizing!  There is beauty in purging!  Anyone who has moved recently knows exactly what I mean.  As we continuously evolve into the seasons of our lives, we make adjustments for lifestyle changes that fit "for this moment in time".  Rightsizing is just the perfect word to describe what happens each time we move!

We go through overwhelming emotions and challenges as we begin to purge.  Purging is necessary to downsize and it forces us to consider what has true value in our lives.  Organizing is also a tremendous part of the advance preparation that goes into right sizing.  As you purge, consider giving away, packing properly in the right containers and throwing away.   Every item you move should have a very special home!

The Takeaway:   Simplify!  

What a wonderful accomplishment!  

How Long Does It Take To Sell Your Home?

There is no easy answer!  Some homes sell in a few days, others may take several months.  Recognizing the key factors influencing a sale can give you significant control over market time. Hiring a realtor with EXPERIENCE  should help guide you through these factors.  The proper balance for these factors will expedite your sale:

1.  Location:  It is the single greatest factor affecting value.  Neighborhood desirability is basic to a property's fair market value

2.  Competition:  Buyers compare your property against competing properties.  Buyers interpret value based on available properties.

3.  Timing:  The real estate market may reflect a Seller's or Buyer's market.  Market conditions cannot be manipulated; an individually tailored marketing plan must be developed accordingly.

4.  Condition:  Property condition affects price and speed of sale.  Optimizing physical appearance and advance preparation for marketing maximizes value.

5.  Terms:  The more flexible the financing, the broader the market, the quicker the sale and the higher the price!

6.  Price:  If the property is not properly priced, a sale may be delayed or even prevented.

This beautiful historic city is rich in culture, military, medical research, tourism and large employers such as HEB, Valero, Tesoro and NuStar.  We have activities and attractions to lure visitors from all parts of the world.   Tourist attractions encompass all phases of the Riverwalk to include the new Mission Outreach and the Museum Reach.   Board a river barge and enjoy meals, music and wonderful festivities!  While exploring downtown San Antonio, a must see is the new Hotel Emma, a delightful and luxurious addition to the Pearl District, an urban development consisting of restaurants, shops and lodging.   Heading north, make a stop at the Quarry Shopping Village and Lincoln Heights where famous established dining and shopping occur.

Activities to enjoy making your way to the far north part of San Antonio and heading into the true Hill Country will include venues such as Sea World and Fiesta Texas, LaCantera Shopping and another large outdoor mall called the Rim.   One will never run out of things to do in this lovely city!

BOM "Back on Market"

Have you ever wondered what BOM means? In Real Estate transactions, this means that a home is "Back on the Market". But what does this really mean for all the parties involved?
Set aside the fact that the status in MLS has changed from Pending to BOM. To the Buyer it means they will not be moving into that beautiful home that once held every dream they had. To the Seller it means that the lovely staging is gone, boxes are everywhere, furniture has been sold and now their Realtor comes to them and says "we have to do it all over again". Oh! the disappointment that begins to fill the rooms where people- real people - had anxiously anticipated either moving in or moving out slowly takes over all the parties who had been directly involved in pushing with all their heart to make the transaction work. Oh, what disappointment for the Realtor, the Lender, the Title Company, and the dollars shelled out by both parties for appraisals, inspections, repairs, and scheduled movers. 
BOM is devastating! Ask me, for today I face one such situation. It feels like a helium balloon has just been cut loose as we all watch it fly away.
Dreams fade but ultimately we have to realize that in most cases, it is through no fault of anyone. Not one person sets out to intentionally "not close" on a home. Sympathize, support and help those whose homes are BOM and those buyers who have just lost their dreams. Figure out what went wrong and be pro-active in prevention for all future transactions! 
The wonderful news is that new dreams arrive every day and there will ultimately be a closing for both parties! The word we want to see in MLS is "SOLD"!
