Importance of Inspection

As a buyer, you are entitled to know exactly what you are getting. Don’t take anything for granted, not even what you see or what the seller or listing agent tell you. A professional home inspection is something you MUST do, whether you are buying an existing home or a new one. An inspection is an opportunity to have an expert look closely at the property you are considering purchasing and getting both an oral and written opinion as to its condition.

Beforehand, make sure the report will be done by a professional organization, such as a local trade organization or a national trade organization such as ASHI (American Society of Home Inspection). Not only should you never skip an inspection, but also you should be present with the inspector during the inspection. This gives you a chance to ask questions about the property and get answers that are not biased. In addition, the oral comments are typically more revealing and detailed than what you will find on the written report. Once the inspection is complete, review the inspection report carefully.

You have to demand an inspection when you present your offer. It must be written in as a contingency. If you do not approve the inspection report, then do not buy the home. Most real estate contracts automatically provide an inspection contingency.

Testimonials Page

"...you understood the difficulty of the situation and how much this house needed to be sold this summer, and so you jumped in with two feet and did more than ever could have been expected...to say thank you is simply not enough...it was your heart, your kindness and your loyalty to me and to the project that touched me the most." Hardest working real estate agent in San Antonio, Texas. Danny Tamez, Design Entrepeneur
I had the honor and pleasure of working with Cindy Baughn while I was the Team Leader for Keller Williams Legacy in San Antonio. Cindy had extensive knowledge and experience as a former New Home On Site Salesperson. She was always available to help her fellow agents at the office. More importantly, and significantly, she provided her clients "World Class" service. She personified the true fiduciary relationship with all of her clients. Her commitment, dedication and integrity were beyone reproach. She always represented herself as a professional and carining real estate agent. A majority of her business came from repeat clients and referrals from many of her very satisfied home owners. She won Top Agent honors every year I was there and continued her winning ways after I departed to work for another franchise. Cindy is, without a doubt, a, "Class Act". I recommend her to anyone looking for the very best in real estate representation.less Tony Romero
